 The marketing of your home is THE reason you hire a real estate agent. Anyone can give you a high price and slap a “For Sale” sign in front of your home but… you could also just do that yourself. The reason you need a professional real estate agent is to generate more qualified and motivated buyers that can be compelled to come look at the property and ultimately make an offer. It's simple economics.

This is where I come in. I am a skilled FULL TIME real estate consultant practicing only residential sales since 2010. I take all aspects of the market into account and present you with a complete marketing strategy and plan. This will cover pricing strategy (which is more than just looking at comps) and a full portfolio of marketing tools that I use to highlight the benefits of your property. This is what leads to more showings and ultimately allows me to deliver a higher selling price well exceeding the cost of my commission.


Preparing Your Home

  • Pre-photograph consult to discuss upgrades, staging, landscaping and improvements that will create a higher demand.

  • I use a professional photographer for all my listings to take the very best pictures of your home so that your listing looks great across all marketing media including the physical and internet based. This is where I create “Virtual Curb Appeal”. -a lot of agents use their cell phone camera or worse screenshots of google street view (Here are some really bad ones to look at for fun)

  • Professional Photography add ons -depending on the property I get drone photography, a 3D virtual photography, twilight photography, interactive floor plans and other advanced photography.

  •  Laser measured floor plan for every property - I find this is a must for a prospective buyer to see the layout.

  • ​Remarks written by a professional copy write to ensure best possible wording optimizing positive trigger words and eliminating negative trigger words. 

  • ​Photos strategically ordered to create interest and optimize appeal in first 5 photos -some websites only show 5 photos without the browser clicking for more

  • ​Max number of photos (25) uploaded to MLS

  • MLS listing fully filled out with all details -surprisingly not the industry standard

  • ​Proper supporting documents attached to the listing for buyer agents -example: seller signed lead notification form, master deed, meeting mins, budget, deed, plot plan, etc.

  • ​All information confirmed before listing -I will visit the city Building Department or research at the Registry of Deeds if needed

  • I accompany all showings personally
