As an industry we are in the midst of truly streamlining real estate virtually. I have witnessed multiple listings now going under contract with no in person showings only virtual. Most everything else can now be done remotely all the way through to closing.

That said the tasks associated with a transaction are taking a lot longer. I know Lisa feels this as well.

Albeit, I am still working via Zoom and will happily take on new clients. Compass and I already have all the virtual tools ready to go which I’ll talk about in next weeks presentation!

A good referral for me this week would be your friend you’ve been doing Zoom happy hours with who lives in the city and needs to get out of their 700 sqft condo.

Real Estate has been deemed an essential service by governor Baker. That said all Compass brick and mortar offices are closed until May 4th.

I have been on a Zoom meeting practically everyday tracking best practices and troubleshooting how to best serve clients under stay at home orders.

In terms of active business: I am keeping 2 transactions together, one list one buy side. All 5 of my active buyers and 7 pipeline buyers have decided to wait out the storm before actively searching. 2 coming soon listings have decided to delay. I have had to pivot my active prospecting to prepping pipeline clients and doing new consultations virtually knowing it may be a couple months before clients are comfortable.

As an industry we are in the midst of truly streamlining real estate virtually. I have witnessed multiple listings now going under contract with no in person showings only virtual. Most everything else can now be done remotely all the way through to closing.

I am still working and will happily take on new clients. Compass and I already have all the virtual tools ready to go which I’ll talk about next week!

Statistically you know at least 5 real estate agents.

Think of them.

Are they full time?
Are they the bread winner?
Do they educate their clients before working with them?
Do they advertise listings on social media?
Do they spend at a minimum $1000 of their own money before listing a home?
Do they give out their cell phone number?

I do.

Refer me to a buyer who wants a partner in the process or a seller that wants more from their agent.

There are two types of buyers in the market right now.

First is the deal finder. Investors or savvy buyers who are willing to do work on a property and are looking for deals they can flip or put sweat equity into. They want a deal and negotiate hard.

The second type is the move in ready buyer. This buyer is willing to pay a premium for a no hassle, everything done property.

I am currently working with a seller who has tried to sell 5 times with 5 different agents all around $900k.

My partner and I are now coming in saying either you put $100k into the property and get $1.050M or list it “as is”for $700k.

This was a hard reality the seller was hit with but sometimes honesty gets a home sold. None of the other 5 agents suggested any renovations and simply took pictures and put the house on market. That didn’t work. At Compass we can provide the upfront money to put into the renovations which will result in a higher sale price.

This week I’m looking to be introduced to your uncle or aunt who has a dilapidated home they have failed to sell multiple times with agents that just snap some pictures and throw it on market.

As my Salesforce my ask is that if you hear that someone might be going through a life event such as marriage, divorce, having a child, death of a spouse or kids moving out of the house that you mention that you have a Realtor that truly listens and cares.

Let’s talk Taxes!!

No not the dreaded April 14th kind but property Taxes!!

If you own a home, you pay property taxes but do you know how they are calculated?

Property Taxes are based on a homes assessed value divided by $1000 and then multiplied by the towns tax rate.

A property’s assessed value is just a metric and is usually much lower then the properties retail price so should not be used to determine market value.

In MA the town tax rate is set each year and can range from $3/1000 assessed value (Chilmark on the Vineyard) to $24/1000 assessed value (Longmeadow out West).

Local examples
Marblehead is: $10.74
Swampscott is: $15.20
Salem is: $15.10
Boston is: $10.54

First time home buyers.

This is a group close to my heart. There are a lot of “millennials” who are at the point in their life where they are financially stable, possibly getting married, possibly having their first or second kid but are still renting.

The anxiety behind the unknown stunts a lot of these busy motivated individuals to make the transition.

I take a hands on educator approach to first time home buyers. In the digital age everyone does their research online first and unfortunately a lot of what is out there online is either wrong, antiquated or much to generalized. I sit down with every buyer upfront and discuss the full process taking as much time as needed for the buyer to be comfortable and confident in what the right next moves are.

This week I am looking to be introduced to your cousin, niece or nephew renting in Boston, thinking about moving out to the suburbs.

It is a well know adage that everyone knows at least 5 realtors. A lot of you may have friends or referral partners already in place. Loyalty is a great quality in making referrals and I totally understand.

If you find yourself in this situation my two asks are:

1) Put me in the mix: Instead of just giving one name throw mine in the mix and I will happily compete for the listing or buyer.

2) I have a large service area. Your agent friend may have a specific town they only do business in. I work a large area on the North Shore and parts of Boston. I can help service most areas in Eastern MA be either working with them myself or partnering up with a colleague who is an expert of that area.

I would love to be introduced your fiend you have been working on to sell in Brookline or Newton and move closer to you in Marblehead, Swampscott or Beverly.

2019 Stats are in!!

Compass Back Bay Office was #1 volume office in Mass doing $1.97 Billion in volume with 360 agents

Combined all Mass Compass offices did $3.71 Billion in sales with 600 agents and 5 offices

Now to toot my own horn

I also had my best year doing $17 Million in closed volume and I’m excited to do even more in 2020

Stats obviously don’t mean everything but it’s always nice to see good ones!!

By the numbers:

Their are 41,558 active MA real estate salesperson licenses.

In the spring it is not uncommon to see 5000-6000 agents active on our MA online MLS

Yesterday I monitored the amount of active agents on MLS and it did not top 1000 sticking closer to 500 on at a time.

I was one of those 500 because no matter what season it is, I am a full time residential sales agent.

If you have a colleague relocating into or out of the North Shore in the next month, I would love an introduction.

When working with a good real estate agent a lot happens behind the scenes. One of the largest parts of our job is keeping stress levels down and reducing the amount of things a buyer or seller needs to have anxiety over.

On the buy side a good agent will keep in continued communication with the lender and buyer attorney making sure deadlines are hit. They will be at the inspection with the buyer and will facilitate digital signatures and check delivery. They are also there for questions and to troubleshoot if a road bump arises.

Alternatively on the sell side the agent will also making sure all deadlines are hit. They will facilitate the appraisal, inspections for smoke and water and get final bills to the closing attorney.

These are just the basics and the lists go on.

If you have a highly anxious aunt or uncle who needs hand holding selling their forever home. I would love to be that hand.

Over Thanksgiving my wife and I took a quick trip to Norway to visit family. We stayed in Oslo and one of the most drastic contrasts to Boston was the access to public transit and the incentives around Electric cars and heavy regulations on gas cars. They are predicting urbanization and trying to preventatively plan to reduce traffic. I have a feeling this forward thinking may start to be adopted by US cities like Boston who are already feeling the pains of heavy congestion and in effect pollution.

This week I would love to be introduced to an electric car owner or environmental friendly co worker (maybe Bjorne or Lena) who may be trying to sell or buy this coming spring. Their are unique aspects to both marketing and prospecting for EV ready or environmentally friendly homes.

Let’s talk statistics!

When I list a property I am always looking at online viewership statistics.

There are three important stats that I look at: Daily Views, Total Views and length of visit or stickiness.

Daily Views show how consistent we are at getting views.

Total Views is self explanatory.

Length of Visit shows how long a potentially buyer is looking at the listing.

With these Stats I can predict when a price adjustment is needed or if we need to tweak the listing. This also shows if we are getting good viewership and just need to be patient.

Using this data and presenting it to a seller is a lot better then taking a “shot in the dark”.

This week I would like an introduction to someone who works at a tech startup and appreciated statistics.

This will help with:

-Purchasing Power: move into a new home and use the equity in your current home without selling first

-Speed: you can buy your new home without adding a home sale contingency

-Financial Leverage: it can be used to cover the upfront costs of both downpayment and mortgage payments

-on your own terms: you can move out and fix up your current home to the state that will get you the most money.

Two weeks ago I talked about the seasonal real estate market trends. This week I want to talk about how we as agents gage if it is a seller market or buyer market.

We use an indicator called months of inventory. The way we calculate it is looking at the properties currently on market in an area and divide it by the amount of properties that have sold in that area in the last 30 days. That gives us a metric of how many months of inventory their is on market. 1-4 months of inventory is a sellers market, 4-5 months is a neutral market and 6+ is a buyers market. You may also hear absorption rate which shows the same but just as a percentage.

For Single Families
Marblehead currently is at 2.6 months of inventory.
Salem is .83 months
Swampscott is 1.97 months
Boston is 2 months

All still sellers markets.

If you know a GE engineer that likes numbers and might want to buy or sell, give them my name!! I’ve already sold to 3 of them in the last year.

Just like the changing of the seasons with weather there are seasons in real estate inventory which means homes on market.

What is referred to as the spring market typically is an increase in inventory from mid March until July 4th weekend. This is the largest spike in inventory during the year. Not surprising this is also when the most buyers are in the market for property as well so there are more homes to see but also more competition for the well marketed and prices ones.

July 4th through to Labor Day typically slows down with August being the second slowest time of the year due to summer vacations.

The fall market which mimics the spring marker goes from Labor Day until early November with another spike in activity.

November and December are typically the slowest of the year due to the holidays and Jan/Feb you will see a bit more but it’s still usually need based selling.

Right now is a good time to find a deal so I would like to be referred to your friend who will only buy if they can get a property for less then asking.

The last 2 weeks have been filled with training. MSP last week. 1/2 a day of BNI membership training Tuesday and Wed was a full day of Compass training.

I did learn a lot but I came out with a sense of drive to go back to the basics.

The basics of my job are to help good people buy and sell homes honestly and ethically.

There are many nuances to this but to give an honest opinion on both the buy side and sell side I spend a lot of time evaluating property value.

It also dawned on me that I am asking you, my BNI sales force, to sell me but you have never actually seen me in action. That said I would love to offer everyone in this room a home value analysis. Not so I can sell your home but as a way you can see how I work. This could also help if you are thinking about refinancing as you will have an opinion of value for your lender.

Today let’s talk about first time home buyers.

Recently I worked with a couple who came to me as a referral from another agent out in Metro west. They were looking for a sub $450k single family somewhere North of the city. They had “worked” unsuccessfully with 2 other agents before me. I, as I do with all buyers sat down with them first to discuss what they wanted and what the process was. I was shocked to hear that neither other agent did anything more then set up showings and turn keys. Fast forward 2 months and they are happy in their new home in Middleton.

Proper guidance, education and expectations are paramount when helping a first time home buyer.

Education is important.

We take 12 years to get through elementary, middle and high school that allows us to function in society with a general knowledge of how things work.

If chosen then we go through 4 more years of education to get a college degree and hopefully get specialized knowledge in an area of interest.

If compelled then some people continue to 2-4+ years to get a specialized graduate degree to further master their subject or practice in a specific career arena.

12-20+ years of education is a lot!!!

All that education but the process, nuances and strategies of a real estate transaction is one subject that is not learned

First I want to say how disappointed I am that I had to miss the party. My wife and I were really looking forward to it but to save a double sided transaction I had to meet my clients in person to talk options. Deal saved but party missed...

This segways well into three keystones of my business. To purchase or sell a home brings up a lot of emotions and different sides to people. While it is my job to do the clerical duties, it is even more critical that I am there with bedside manor to bring people back to reality with a 3rd party, 360 view of the situation.

Communication, transparency and trust are pivotal in de escalating a nasty negotiation or helping someone with an emotional lapse in grounded judgement.

A good referral for me would be a friend or family member that has been in their home for over 40 years but needs to sell.

Current real estate is a lot like online dating.

You try to pick the photos that show the best attributes.

Once you list the property you pine over the views you have gotten. Maybe you get a call!

On the other side buyers scroll through dozens of online listings before picking the right ones to see in person.

First showings are a lot like a first dates.

Do they appreciate the smell of fresh cookies or is the aroma to potent.

Is the garage to big?

Do they like the manicured gardens?

Do they think its to small?

My job is to polish the online listing BUT not catfish the buyer.

A good referral for me would be a home that has been listed before but hasn’t found its match. Let me give it a makeover and get a buyer to swipe right.

Everyone is interested in real estate. We have to live somewhere and it’s one of the only major things in life we don’t get a formal education about.

If you ever talk to someone that is asking you “about the market”, I’ll happily give them my opinion so tell them I’ll give them a call.

If you ever talk to someone mentioning that their home is just to much work and they would love to downsize, tell them I can give them a call and a free assessment of value so they know.

If you ever talk to someone who mentions that rent is just to much and they feel like they are throwing their money away. Tell them I can give them a call and educate them about how the buying process works.

Week 3 - 8/2/2019

Going into my 3rd week in BNI, I am more and more impressed with the system. Having been able to do a handful of 1-2-1’s It is motivating seeing the professionalism and enthusiasm everyone has.

Today I am going to introduce a program I have access to that no other brokerage has. Compass is flush with cash after their most recent Series F and G funding bringing the venture capital up to $1.6 Billion. Compass Concierge allows me to provide sellers with upfront 0% interest money to renovate, stage or declutter their homes that only has to be paid off with the proceeds of the sale. Once a seller signs with me Compass will give $10, 20, 30k+ to fix up the property to “move in” condition which relates to much higher sales price. Think of it like flipping the home and the seller gets the profit.

A great referral would be someone later in life that might benefit from a renovation before selling.

Good morning! My name is Blake Sherwood and I am a Realtor with Compass.

Thank you to all the members that reached out and have set up 1-2-1’s, I look forward to learning more about your businesses.

When selling a home the first two weeks after it is listed is critical time where there is the highest demand and highest chance of getting the highest price. Pre-marketing is when I get the property prepared for listing but instead of immediately listing it on the MLS I wait a few weeks while I do a “coming soon” social media campaign, send post cards to the neighborhood and list the property as a “Coming Soon” online. The goal of this strategy is to increase the buzz a listing gets prior to it being open to the public without creating a negative on market property history. It is proven that this strategy increases showings by upward is 30% in that critical first two weeks.

A great referral for me would be a seller who has a property they may want to sell this fall giving me time to properly prep and pre-market their home.

Today I thought I would tell a little story. I recently interviewed with a seller In Marblehead. They had it listed with another agent and only had 7 showings in the previous 6 months. We broke down what might have gone wrong, there were a handful of things but the one that stuck out the most to me was that they never did an open house or broker tour. The open house is a integral part of listing a home. It allows the neighbors to look at the home and advocate for it, it creates urgencey when multiple buyers are there at the same time and most importantly gives a chance for people to see the property without contacting an agent in the ever important first two weeks. Finishing the story, I got the listing and after 40+ showings just recieved an offer…

A good referal for me (if I was part of this BNI group) would be a seller who has previously struggled to sell their home...
